We have auctioneers and Auction House valuers available to give you initial telephone advice. Where required we will visit and inspect your property, then guide you on the best method of sale. If it is sale by auction we will give guide price recommendations and talk you through the process.
We will confirm our terms of appointment, make contact with your solicitor, gather together the necessary paperwork, liaise with others to get searches, planning permissions, specialist reports, an EPC, leases and get special conditions of sale prepared for your property. We will work with you and your solicitor to get the legal pack prepared as quickly as possible, and make this available online to all interested parties.
We will prepare property details for your catalogue and online marketing, gain your approval to these, then advertise your property extensively in local papers, through property portals, our own website and proactively email it to our database of local, regional and national buyers. We will usually host open days at the property and report back to you on interest and activity.
We will assist you in setting the right reserve based on the likely bid levels and taking note of any pre-auction offers. Unless sold prior your property will be offered in the room and hopefully after competitive bidding sold on the fall of the hammer with contracts being effectively exchanged at that point. Sale documentation will be signed in the room and a 10% deposit paid. Your solicitors will handle the process thereafter as described in the special conditions of sale.
