Former village school in the Lake District heads to auction

12.10.2023

A former primary school site, just a stone’s throw from the Lake District National Park, is up for sale with a guide price of £650,000.

Built in 1856, the expansive site was once home to Lowick Primary School before its eventual closure in 2005.

Most recently operating as an activity centre run by family business River Deep Mountain High, the site has been on the market since June, with an £1 million price tag.

River Deep Mountain High Activities moved their successful adventure sports business to the site in 2010, and quickly set about converting the old school building into a ‘bunkhouse,’ with the owners living in the adjoining headmaster’s cottage.

Offering doorstep access to the Lake District National Park, the development is perfectly placed for outdoor enthusiasts. Making the most of the stunning landscape, River Deep Mountain High hosted activities including kayaking, rock climbing and thrilling gorge walks.

Looking to start a new chapter, the family decided to put the property on the market during the summer. Despite their attempts to secure a buyer, the site is now going up for public auction with Auction House Cumbria.

Split into two separate lots, the first to go under the hammer with a guide of £275,000 is the converted bunkhouse and activity centre. Lowick Old School consists of three bunk-bedded bedrooms plus a separate accessible en suite double.

The bunkhouse sits on a large plot with plenty of off-road parking and is set up to sleep twenty-four guests. Its versatile communal spaces including a kitchen/diner with mezzanine lounge, a separate games room, dining patio and fire pit area.

With changing rooms, washrooms, office space and stores, the property is ideal for a buyer looking to continue its use as an activity centre and rentable accommodation, or utilise the versatile space for an alternative venture.

Offered as a separate lot, with an advertised guide price of £375,000, is the attached former headmaster’s house. Now known as the School House, the three-bedroom property is a traditional slate cottage with stunning views across the Lakeland mountains.

The charming two-storey cottage includes two cosy reception rooms with wood-burning stoves, a well-equipped kitchen, utility, and a shower room on the ground floor. Upstairs, you’ll find a modern bathroom and three comfortable bedrooms.

Surrounded by half an acre of land, the School House also features a beautiful ‘tiny house’ annexe cabin in the garden. Complete with kitchen and lounge area, sleeping platform and shower room, the cabin has previously been rented out as part of the accommodation on site.

Both the School House and Lowick Old School are scheduled to be auctioned separately on Thursday 19th October, but a combined lot will also be available for bidders interested in purchasing both properties.

Situated on the main road to the western Lake District, the site is ideally located for visitors looking to venture out and explore the many wonders of the National Park. From the lofty heights of Scafell Pike to the serene waters of Coniston and Windermere, the School House and Lowick Old School offer an ideal base for adventure.

The School House and Lowick Old School goes up for sale by public auction with Auction House Cumbria on Thursday 19th October.
