Money raised above the reserve price in the sale of a former Plymouth children’s centre will be distributed among local charities, giving a helping hand to causes that make a real difference in the community.
For nearly 30 years, the Pelican Children’s Centre on Saltash Road in Keyham has been providing local families with nursery services. Established in 1997 by a non-profit organisation, the centre offered care and education to children aged from two to five years.
Now that the centre has closed, its trustees have decided to sell this valuable asset via auction. In the process, they also want to raise much-needed funds to boost local charities by donating any money raised beyond their reserve price.
A property with potential
The former children’s centre is likely to attract plenty of attention, and therefore a valuable fundraising sum. Situated close to the HMNB Dockyard, it benefits from convenient transport connections to Plymouth city centre. It also sits outside of Plymouth’s Article 4 Directive, which means that there is the potential to convert the property into a HMO (subject to planning approval).
On the ground floor, a vestibule and hallway lead into four spacious rooms, several of which benefit from attractive bay windows. Two WCs and a kitchen can also be found on this floor.
Up the stairs, there are two additional WCs and a further five airy and light-filled rooms, including one complete with kitchenette. Front-facing rooms have the added advantage of stunning panoramic views across the dockyard.
Outside is an enclosed courtyard that offers pedestrian access to a side road. There is already a dropped kerb here, which means there is the possibility of converting the space into off-road parking with the necessary consent.
Commenting on the property, Auction House South West’s Regional Manager and Auctioneer, Olivia Boulting, said: “This is a stunning property that is bursting with potential for its new owners, whether they decide to maintain it as a nursery or seek permission to convert it to a new purpose. It’s ideally situated, has enviable views and excellent connections.
“With all these advantages, I anticipate that we will be able to raise a significant sum to bolster the incredible work of local charities.”
Auction day
The centre, at 66 Saltash Road in Keyham, Plymouth, will be sold via livestream auction by Auction House South West on the 3rd December. A guide price of £180,000 (plus fees) has been established, providing plenty of scope for money to be raised for worthy local causes.
