Before & after: From derelict to dream home

19.02.2024

A former derelict property close to Sheffield city centre has sold for an impressive £325,000 after undergoing an incredible renovation project in just 12 months.

The stunning four-bedroom home, situated on the bustling Ecclesall Road, has been completely revamped since its purchase at auction last year.

On sale with Auction House South Yorkshire, the property was in a shell condition when it was first listed in an online auction on January 31st 2023. Guided at just £69,000 it required complete renovation from top to bottom.

Despite its poor internal condition, the property garnered the attention of multiple investors when it went under the virtual hammer last year. With bidding only open for 24 hours, 11 registered buyers competed online for the mid-terrace home.

Less than a minute into the auction, the low estimate was surpassed and after 12 hours, bids had climbed to an impressive £125,000. A fierce bidding war among three potential buyers ensued, which saw 808 Ecclesall Road eventually sell for £157,000 – more than double the initial guide price.

One year and an extensive renovation later, the property has sold on the open market for a staggering £325,000.

The home is almost unrecognisable from its original auction listing, with the interior completely transformed. Now set over three floors, the renovation has maximised the available space on offer with the addition of four bedrooms, two bathrooms and generous living areas.

Once a storage place for rubble and building supplies, the ground floor now features a warm and inviting lounge area. A modern kitchen-dining area with integrated appliances provides the perfect space for entertaining.

Natural light fills the ground floor while the open-plan eat-in kitchen boasts bi-fold doors that lead to a low-maintenance garden. Designed with entertainment in mind, a decked terrace and patio area offer the ideal setting for summer barbeques and outdoor gatherings.

Extensive work has been undertaken to develop the first and second floor of the property, and the new layout optimises the space to its fullest potential. Covering over 400 square feet, the first-floor features two bright bedrooms and a very luxe family bathroom.

By extending the property and constructing a second floor, the once two-bedroom house has been converted into a four-bedroom family home, substantially increasing its market worth.
